Yeah, they're a tool that's handy for certain specific things - cutting nails, plunge cuts, etc.
Plumbers love them for totally mullering your floorboards - They make a neater job than the traditional "hammer and screwdriver" cuttting method usually employed by them.
For the jobs mentioned, I wouldn't use it as my first choice for any of them,
Worktop - circular saw, even a 7-8tpi hand saw.
Sanding - standard detail sander.
At the same time though, there are always randon cutting\chiselling\scraping jobs that they are just brilliant at, eg, removing old tile grout, neat plunge cuts into plasterboard, etc.

Buy a sander - your won't regret it - if you already have the batteries & charger, a bare unit isn't that expensive....
I have a multi tool, but needed to hand down an island worktop - so bought the circular sander. It's a whole lot better and the much larger sanding area makes for an easier & neater job.
I'm a fan of the multi-tool - there are jobs where it is the only answer - but it is a 'jack of all trades'. Sanding a large area with one would be a bit like straight cuts with a jig saw vs a circular saw IMHO
