The window thing is sorted now and looks good, you’d struggle to tell it’d ever been anything else.

Either the door frame or staircase are in the wrong place…..

If that’s the case then it goes right back to the joists being fitted, I doubt the stair well is in the wrong place, I always check and check again when setting out stair wells when joisting as if it’s wrong it’s a major job to rectify as it won’t get spotted until first fix stage which is too late to alter anything without huge costs.

From experience I’d say the wall the other side of the door lining is in the wrong place or worst still the house footprint is less than the drawing shows, (wall to the right of door lining is correct distance from the external wall that side of plot and the stair well is correct distance from the opposite side of the plot resulting in the door lining being squeezed in, not uncommon at all I’m afraid) if that’s the case it’s groundworkers that have got it wrong but this is all speculation as without being in the plot with the house type drawings non of us know where the problem lies.

(All the above is referring to the virtual tour pic, ie wall to right of doorway, it looks like the OP has bought a plot opposite hand to the virtual tour pic above.)

Saying that I have seen dozens of plots second fixed with archs sat on top of newel caps like that.

Correct that my plot is handed to the example shown.

This is very much my approach and was through the previous issue. We are all human and people make mistakes. I’m far more concerned with how mistakes are resolved than getting hot and bothered about it.

Will hopefully be having a call with the site manager tomorrow to discuss this and a number of other (more minor, admittedly) issues. Didn’t expect to have a list of defects at this stage but here we are.

You might need to escalate to construction director. It’s the site manager that has presided over this mess

Latest update is that they are seeking guidance from their technical team on how to resolve.

For those who actually have experience - is that “stalling you whilst we work out either how to bodge it or give you as little as possible to STFU about it” ?

Had a meeting with the site manager today. Not impressed at all. Would almost certainly be pulling out if I could based on that alone, slopey shouldered .

Apparently the staircase is bigger than the one in the show home but it is to plan - so they’ve built it as per the plans. Waiting now on their technical team to advise how to proceed.

TGI joists do span ext wall to ext wall, they can make them as long as they can transport to site. It varies builder to builder but most ground floors are just CLS stud work.
The lounge walls are block. Might be because of the size like you said.

If a car is mended multiple times you can. I appreciate it has not been handed over and is work in progress but some of the errors here ( found by the op ) are pretty piss poor


You have significantly more rights when buying a car (or a fking toaster from Currys)

I’ll definitely require more convincing that it’s just cosmetic - there’s an issue in another room on the ground floor that also suggests things are a bit tighter than they should be, struggling to believe they’re unrelated.

Will definitely be measuring the next time I’m on site.

The house I’m currently renting is in an earlier phase on the same site. Went around it with a laser measure earlier and compared to the brochure. Very close in dimensions suggesting that they can build to plan when they want to.

I did find that the stud wall between two bedrooms is in the wrong position though laugh

I get those saying they’d be pulling out but it’s easier said than done - the legal fight to actually do so on one hand and the impending homelessness/committing to another year at least of exorbitant rent / expiring mortgage offer / etc on the other.

I need to fully understand what the problem is and how far it goes, that’s clearly the next step.
