I jumped at the offer of having free solar panels installed on my roof when the energy crisis was looming but knew nothing about the 'bird situation'. Anyway, a flock of doves moved in so I had them bird-proofed. Shortly before, I noticed a leak in the stone around one of the windows. I thought the gutters could have been blocked with bird-related debris so had them cleaned, and at the same time had the ridge tiles repointed and the pantiles checked and realigned. However, the leak is still there and is circled red in the pics below - just wondering if anyone has any suggestions about the source of the leak and what other things I could try to find it.

It’s a very old roof with a very old tile, no underfelt ?

How many did solar fitters break ?

Yeh, very old roof. The old tiles were replaced when the building was converted. There is a small attic and you can see underfelt but there is also a layer of polystyrene, and a breather membrane above that. I was told by the guys who fitted the bird-proofing that there were a lot of glued tiles but the guy who repointed the ridge tiles said there were no cracked tiles. Wish I could go up and see myself - I have a long ladder but not that much courage smile You think it's the roof rather than the gutter/facia?

If you look closely just above your red circle, there doesn’t appear to be any underfelt/eave tray or similar .

Looks like an opening there, but pics not the easiest to zoom in on.

Yes, I know what you mean - it is the same around the back - do you think fitting some eave skirts may help?

Initially I would focus further investigation in that area.

Yes, sure thing - I have this photo taken before the bird netting was put in place before the leak started - the panels had been in place for about a year

I am totally ignorant when it comes to solar systems but it says on the MSC certificate that they were fitted using 'variosole SE/variosole + (with steel roof hooks)'.
