agreed. its soo diverse too, one project could be a gold mine at the minute, the one next door not. where i stand at the minute is that i am ready to get back in but am not sure if the price of the lending wont go throught the roof soon also. so i am still hanging back.

That's quite interesting. So are only builders and construction firms developers ? What about facade/shell retention and warehouse conversion and structural alteration projects?

What he means is that the TV inspired Carolines and Barnabys that buy a house spruce it up and sell it on for a profit are not really property developers, they are (or were) yuppies riding a rising house market, and he is right, and we both know it.
