Further to the last thread, i've enquired about extension costs. I've just had this quote back from a big local building company.

this was for a two storey extension - garage below, bedroom above, 6m x 3m

He said a 'one man band' builder would be able to do for up £5k less and possibly no vat!

So for 36m2 worked out at £757 per m2.

Just from reading PH for the past few years, I'd say this is a good cost and includes VAT. I recall 1000 per SqM being the average, so whilst not a builder or a person who knows everything about building, I think this is a fair price. (I recognise that some of this is a garage, so it will be less than the average)

dont forget, £1000 per m2 is ground floor, I dont double it for two storey, you still need a roof and footings 1 or 2 storey

I think you lot are forgetting where I live.

It's a genuine quote.

And don't forget vat needs to be added on.

IF it is a quote , i would save £1345 gross and not have a screeded floor finish in the garage
