I just want to get a few opinions from you fellas if you dont mind.

We recently accepted an offer on our place from a chain free buyer -

now - whats on my mind are the issues that arose on our survey 5 year ago are going to crop up again - potentially bu66ering up our sale -

The complication - if you can call it that - is that me & mrs Bergs are expecting the arrival of Bergs Jnr in twelve weeks time... as such we want/need to move (if it's going to happen) in the next 8 weeks.

anyhows - enough back story - let me cut to the chase - the following will likely crop up:

1) evidence of woodboring beetle activity (its a twenties semi - and - as i understand - most similarly ages properties will have had the same at some stage in th elast 80-90 years..
2) no building regs approval of knocking lounge into dining room (when we bought the vendors payed for indemnity - which i assume we can do again)

So - if you had made an offer which was accepted and the above cropped up in the survey - would you see it as reason to pull ?

When i sold my fist house a single woman came to view and was made up with it, she made us a full asking price offer and wanted to move in asap, she paid for all surveys etc.. and they all passed until she spoke to here sister. The house is situated next to a pub you see, her sister kindly told her that if she bought the house then she would certainly be raped in her bed whilst she slept!!!
Needless to say she pulled out :P


As for the beetles i wouldnt be to worried if there was a propper report done on them, i would think twice about the unregulated 'building work' though.

Who's the buyer likely to be? Until recently I was a first time buyer, and it wouldn't bother me too much if I liked the place.

Someone with a bit more experience may feel differently however.

she's a twenty-something first time buyer.

building work was just removal of non structural walls - hence didn't bother us too much when we bought...

I'm not in a position to say "don't worry, she'll be fine" but if it was me (a 20 something first time buyer) I wouldn't be concerned.

Wood treatment in the affected area? Our roof is full of bore holes but they were treated and the surveyor said it was OK.

Can you get retropsective bulding regs approval or sus out the indeminty insurance to have the answer ready??

yeah - I guess having the indemnity ready would be a good shout

Will have a chat with our solicitor on tuesday...

How special is your house? can the buyer walk away and find a similar property at a similar price locally? those are the sort of things to think about, as the removed wall could be part of the appeal of the house.

i know (from my reseach when we bought) that there is nowhere in SW london with a direct line into the center of town with a similar frequency of service...for similar dosh... that said, there is always croydon...
