Nope not at all, the public house development will need vehicle parking to be provided within the curtilage of the site, even more so if the pub is provided with a restaurant. In addition if the pub has been previously supplied with vehicle parking then removing parking without re-providing within the vicinity, not on the publicly maintained highway could breach planning regs.

In addition it would only take a few well worded objections to the local council and the landlord could be in serious trouble.

How many spaces would he need to provide though? he's already reduced the number of spaces. Is he already in breach of regulations?
My local pub did the opposite, they improved the car parking to get more customers. I cannot see why the landlord in this instance would wish to take away the car park. It seems that it is nicely located pub that people would drive to. If they cant park when they get there, surely this would affect his trade.

Depends on the local authority parking standards, can’t recall which authority the pub falls under, also will depend on the number of seats in the restaurant for example.

A reduction of 1 or 2 parking spaces maybe acceptable if justification can be produced that will prove that this will not cause any highway issues at peak periods, a parking survey maybe required.

However, if the pub is currently operating with say for example a 25 space car park and is well utilized then to remove 23 spaces would undoubtedly cause highway impacts and detriment to local amenity by the displaced parking.

Depends on the location but i have worked on similar small projects and any residents parking in the vicinity can sway decisions.

Another thing worth considering is his licensing, I would suspect his license application to sell alcohol is for the original pub with 20 spaces reducing this to 11 and providing or increasing the outside drinking area would require and new or amended application and so would further reducing / omitting the car park to provide a larger external drinking area.

I don't get too involved with this but have recently submitted a revised licensing application to remove a small area of seating and provide a children's play area in the corner of a pub / restaurant so they are quite specific.

As others have said in the post, as with any other business the planners will take an interest in car parking provision and depending on the age of the pub there may well be a planning condition requiring the car park as shown in the original planning consent to be retained, and available solely for the use of car parking at all times.

Then they will definitely need adequate parking spaces.

They probably reduced the parking spaces without contacting the Planning Authorities. This should be mentioned to the local planning dept.

If they persist in removing all of the parking spaces this should also be mentioned.

If the restuarant has increased in number of covers without a parking assessment then it would cause the LA something to be concerened about.

I wouldn't worry - unless this chap is on the local council it won't get approved.
