Can anyone give me some recent experience of land costs in Scotland / Borders area.

It's a 4 acre grazing area.

I'm getting a range of advice from £5k - £12k / acre.

Thanks

Sounds like an ideal size for horses.

Therefore certain people think 'loadsa money' see how much we can get.

A farmer would not likely be interested unless it came up against some land already used by them or at least close by.

Then you come to what the condition of the land is like, well fenced/walled,is the grass in good condition or does it need reseeding and as it got good access.

If it's up for auction, you go along and bid until it becomes more than you want to pay,and only you know the value to yourself.

The prices you quote are probably the top and bottom end of the market.

Hi, the land is adjacent to a house we are trying to buy. It's owned by the same farmer as the house.

It's well fenced, a long plot, good road access, slightly sloping.

They are selling a few building plots adjacent to it and I'm thinking it's worth buying it before they do.
