Sykes professionally photograph your property, create advert, you just need to be careful to set rates where you want them and not give them control over discounting etc. Our 3 bed property is already fully booked from start of Feb to late October with 30% deposits taken, it was only empty in Jan as we’d been solid since June, including over Christmas and new year and we wanted some time to refurbish / spruce it up.
AirBnB state 3% paid by the host, and 14% paid by the guest. Is that not the case? I did look at it and .... scratchchin
About right, but ignore whose paying what, it’s all in the end customer price. So it’s 17% Airbnb or 18% in my case with Sykes.

I believe Airbnb % is increased if you want stringent cancellation terms etc as per Sykes.

We are still pretty busy.

Large amount of bookings have come in over the last 2-3 weeks.

We have been booked up for Feb, March is 30%, April 80%, May 50% mainly long weekends, June 70%, July & Aug 95%.

Not many issues, shower broke over Christmas so I had to drive there on Boxing Day, managed to get a plumber out same day and he fitted a new thermostat. Apart from that all ok.
We now use a friend for cleaning, who, along with her partner have moved to North Norfolk permanently.
She cleans for a few properties and also manages a few with the intention of taking on staff when the season gets busy.
They also have an AirBNB place near to ours so it's always interesting to compare bookings.

I would think we will clear about £12-14k this year.
