Golden mile includes Punte Romano… where a 130sqm apartment can cost €6m and another €8k/yr in resort fees.

It’s just a big money laundering scheme for the Arabs and eastern Europeans.

Guadalamina is much classier… some lovey properties and not full of people taking selfies for Instagram every summer.

Yeah, walk along the prom toward the golden mile and you can sense that growing the closer you get, we’ve rented over the years in some very big villas and you can keep that atmosphere thanks, even in the winter i wince at some of the observations.

New golden mile feels far nicer to us but i guess things will seep over at some stage.. we’ll be off to Oz by then, nice little place in Noosa bought ages ago for when all family are gone.

The thing I found when looking with far more modest budgets was the huge variations in price for what on the face of it was not a lot different in a relatively small area. I’m sure there was rhyme & reason to it, but we couldn’t figure it!

Finding the same.. I think some just arent ‘desperate to sell’ price and others are more realistic tbh

Plenty of agents are showing 1m + villas that have been on the market eons and saying offer 850.. other equivalent villas (in our view) & more recently to market around the 900 mark, they’re being less flamboyant with their offerings, read between the lines and its clear that owners are pricing their properties rather than the estate agents, bit like the uk car market at the moment i guess.

The property market from Malaga to, say, Sotogrande is ridiculous…

Availability of properties at a particular price point seems to have no impact on prices… or; supply and demand doesn’t seem to work as you’d expect it to.

Between where I live in Benahavis and Marbella is Nueva Andalucia. There are a few golf courses with apartments, and some town houses, but it’s primarily villas… 1,000’s of villas, with prices starting around €1.5m, but with the main volume of properties being €2.5m+. Many of them are unoccupied, and some have been for sale for years.

That’s just one small example… the same principal would apply to almost every area you looked at in detail.

Obviously foreign ownership and the tax structure will have an impact, as will the patently ridiculous 5% fee for the selling agent, but prices seem massively inflated for the most part.

Thats why we’re just going in at various levels and seeing what things are worth to us and then making an offer based on that, take it or leave it, we were in the property game years ago so used to moving on, its not like its our main home.

Having rented villas in Aloha, zagaleta, & el madronal in the past years we’re well versed in how overpriced stuff can be, an example of one we rented in Aloha by the restaurants, place was for sale while we were renting, up at 6m and had been for 2 years, we valued it at 3.5 tops, we were there 3 months and the owners (romanian) become a little more motivated to sell and dropped 500k each month we were there, this was 2 years ago, sold only last year at an advertised 3.75, doubt thats what they achieved so pretty close to our valuation, like you say, crazy.

That’s behind the Senator hotel somewhere? Looks good value, but obviously needs some work!

The 2 townhouse are fairly typical of properties built in the early/mid 90’s… might have had bits done over the years, but generally need some work!

Personally I still rate Duquesa/Manilva.

I dont own there (used to own stuff up in Murcia - Puerto Mazarron) but nothing anymore as my work stops me being there as I work for Govt and can no longer rock up with a Govt laptop and hide in Spain .......... grrr

I was, pre Brexit looking very seriously in the Duquesa area but then gave up - One maybe for retirement and downsizing from the UK in 15 years or suchlike.

Lack of rain is becoming a serious problem and we’re getting a per person 160l/day usage limit.

I don’t think it’s much of a problem for me, but it will be for those who own a villa with garden and pool.

Water will soon be more expensive than wine…. Which will also not be too much of a problem for me biggrin

More seriously, there will likely be further implications from this… Spain produces c.40% of Europe’s fruit and less naturally available water will mean a big investment in desalination is needed over the coming years… with a knock effect to power requirements and of course, a corresponding increase in food costs.

Last year was a terrible year for olive production here… Spain produces c.30% of the worlds olive oil and we’ve already seen prices double as a result.

We had a decent day's rain on Wednesday in the Costa Blanca. First decent bit or rain since May last year.

I noticed all of the fountains are not running and had no water in them last week in Barcelona.
I wonder if this has anything to do with the water shortage.

Although northern Spain should get plenty water from the Pyrenees

Don‘t worry chaps. I‘ll be over beginning and middle of March plus Easter. It always rains when I‘m there, so the reservoirs will be brimmed by April.

It chucked it down here for 24hrs across Friday, and we’ve had 3 or 4 other single days of rain, but nothing more than that since May last year.

We need a month or so of heavy rain now… if not, the summer will be very difficult. But

I understand from a Valencian friend that Valencia is shipping water from its desalination plants by boat to Barcelona. This is because Barcelona hasn’t invested sufficiently in its own desalination plants despite Catalonia receiving significant additional payments from Sanchez to keep him in power. This isn’t going down to well with the Valencian’s and other regions.

The desalination plant for Velez Malaga (east of Malaga) has turned in to a bit of a local/national government and NIMBY nightmare.

It's been the driest winter in Andorra that I can remember - albeit it's snowing at the moment.

I don't think we'll run out of water, but what's flowing down won't be as much as normal years.
