Sounds good to me, owner on site is good, separate entrance and self contained is important to me.

Personally I want somewhere I have to myself, not sharing with the owners, I am going to an Airbnb place tomorrow for 5 days on the east coast and I immediately discounted anywhere that wasn't a self contained house or flat, I've booked a mid terrace cottage where I understand all the cottages are let out on the same basis.

staying ina part of a house where the owner is on site just doesn't appeal to me, especially if you are looking at going up market with it.

Only done b&b twice ,not in this country though. On both occasions had to have no interaction with anyone, took a fair bit of research . The last was this feb in key west, fabulous building and whilst the room had coffee machine, breakfast was included obviously , never took it. 8 nights, no nasty taxes on top like the hotel I usually use across the road. Would I stay again, yes.

Personally I would prefer to have the whole place to myself but plenty don't mind it.

I would be wanting breakfast even if it's just cereal and toast so a small fridge, toaster, kettle etc...

Having a microwave would only encourage people to have smelly cooked food.
Most don't mind eating out most of the time if they are only there for 2-3 nights.

We AirBNB a flat in Cromer and it's expected that the sheets/towels are decent quality, the place is spotless and tea/coffee etc is supplied.
I would try 3 nights min personally. 1 night is way too short and with cleaning etc.. it's just not worth it.

We have 3 nights min and it's split 50/50 between 3 & 4 nights.

AirBNB take 3% which is very good compared to Agents and the booking system is very easy to understand.

Cleanliness, good communication, well equipped, decent towels and bedding and location are the most important factors in my experience.

Good wifi, decent smart TV, Echo dot (or similar) are all extras that are appreciated.

ETA. Off street parking and an outside space are also a big plusses and if it's that close to the sea you shouldn't have much trouble renting it.
