Try FB marketplace, that's on a whole different level, an even lower one.

The first house i bought was up for sale for 125k. Very little advertising of it and was in an area of very little foot traffic.Over the space of 3 months i made numerous offers, each one less than the one previously agreed.

I offered 115k. They accepted so i then offered 100k. They refused. A few weeks later when they hadnt had any other offers come in they agreed to the 100k, so i then offered them 90k. Fast forward a few weeks and same scenario so i then offered 80k

Long story short but i ended up getting it for 80k.

Numerous times i could see the estate agent on the verge of telling me to fk off every time i changed my offer but i knew the sellers wanted to get rid of the house as soon as possible and with them not having any other offers the metaphorical ball was in my court.

You sound a joy.

Nope the idiot was the one making the stupid offer, they lost, the next person that offered we negociatted and came to a deal. That's what you get when you try it on, piss of the seller.
You come across as very sad, inadequate and heavily emotionally invested in what is just a house.
Magic comment. Well done.

I'm sure everybody would sound a joy too if they got a property >35% below the asking price!

If you don't ask you don't get.

People seem to be missing the crucial point.

It matters not how much you knocked off the asking price. ALL that matters is what you paid and what you got for it.

In simple terms, better to buy a car at £18,000 asking price than an identical car at £20,000 that you managed to knock a grand off.
Agreed, if you love the house and it's likely to be your long term/forever home then a few grand either way is inconsequential. Who wants a house that is a compromise, but you can pat yourself on the back at a 'negotiation well done'?

Exactly. I don't want to be the sellers new best friend, I want to get the house for the lowest price possible, to the benefit of my family. Even if you get just a few grand off, what saving does that equate to over a 25 year mortgage??

Calling bullst on this one.

If you make an offer and it is accepted, that is it. The only negotiating points are about subject too clauses. Pretty sure that's how it works here in the colony.

Here in the UK,until contracts are exchanged either party can reject or withdraw an offer at any time.

If conditions have been met and the contract is signed, neither party can pull out. (Took 30 seconds on google to get that)

What on earth are you on about?

I didn't do it to make myself feel clever. I did it to save £45k. I really couldn't care less if others don't agree with it.

I'd have blacklisted him at the first price reduction and I suspect I'm not the only one.

It might have worked for you that time but it doesn't sound like a sensible way to negotiate as surely more often than not you'll just be told to bugger off?

I've gotten vastly more glee telling people I couldn't be fking bothered to deal with their st than any money they had to offer me over the years.

I expect negotiations to be businesslike. You dick around, shop elsewhere. I've never been in a position where I was desperate though and never would let on.

I thought my post made it quite obvious. However, to answer your question...

I renegged my first, second, third and fourth offer.

At the time I wasn't actively searching for a house so if the seller or estate agent had told me where to go i wouldn't have lost any sleep over it.

I negotiate large deals for a living. When selling cars/houses it is amazing how many people come up with some strategy they have probably read on the internet or some bloke down the pub suggested. Really is first form stuff. This is not the "what's your lowest price mate" muppets.
Got any basic tips for us?

Possibly "cutting my nose off to spite my face" but I wouldn't have sold to somebody with your approach..

My logic is that by selling to somebody with an approach like yours you I'm encouraging / rewarding pretty stty behaviour. I'd rather take a loss and sell the house to a decent person that a scumball.
