Don’t listen to kite flying estate agents when they talk about ‘up and coming’. The top agent down there is a school mate of mine (and lives on the south coast...), my strong impression is that the money is drying up.
I don't see how someone can be desperate to move but cant sell? Houses sell really quickly. The last 2 I looked at both sold in less than a week. Unless its a mundic house then if its even in the ball park of right price it should sell.

If Perranporth is no good, where else would you look at?

Needs to have, shops i.e Co-Op or Sainsburys Local type shop, doctors, not be too hilly, beach within 5 min walk, prices <400k and ideally small garden so forget places like St Ives.

It’s still the main coastal bolt-hole for the West Mids for day trippers.

When I worked in Bristol most people seemed to bomb down the M5 to Exmouth, Torbay, Cornwall. A lot of people had static caravans down there which I found odd as I prefer to go to different places than just sit in the same location.

When it was Cardiff, it was always the Gower and Tenby.

I’ll be in Wolverhampton later (perish the thought) and I’ll be surprised if somebody doesn’t mention their recent trip to the Mid Wales coast.

For holidaymakers rather than day trippers I guess you’ll meet people from everywhere, anywhere. If you were chatting with people at a holiday park or caravan site for example (not very PH I know).

Most people think I’m mental for day-tripping Pembrokeshire but it’s my favourite go-to and it’s only 3 hours away, plus for me the drive is part of the fun.

But then again I have also day-tripped the Lakes and Edinburgh recently so maybe that does make me a bit odd.

We stayed just outside Padstow last year at Treyarnon bay which was just stunning.

Padstow itself was way too busy with the Rick Stein followers but the neighbouring coastal spots were great.

I'm assuming property there is expensive but if i were to head that way from London thats where i'd go.

Used to go to Perranporth as a kid on our family holiday many years ago so have fond memories but even then Newquay was getting a bit busy with bars etc.

Still beats the rat race though !

OK, they are in a different price bracket where it’s sticky.

The view from those flats is great, although they have a nightclub underneath. Watering Hole can get pretty interesting as well. If it’s what you want and ticks your boxes, fantastic.

Is this for a permanent home? If so, then honesty for £400K I’d avoid the coast and live in Truro. You’ll get a nice house, all year round facilities, good place to live and crucially doesn’t suffer the same influx in the summer. Both coasts on your doorstep, mainline station. If you want water, Malpas (can walk to Truro if fit or bus) or Devoran (beautiful creeks and shop, cracking pub) but you may struggle with the budget depending on what you want.

We were there a couple of weeks ago. One of my favourite spots and beaches in the UK.

No, mostly local accents or from the SE or NW (Manchester and Liverpool).

In fact it was the same on the south coast last time I went.
Having spent some time there the place was overrun by people from the West Midlands.
I doubt it could have gone downhill since then.

We have just sold in Bristol and are buying a house near Holsworthy in Devon.
I am really looking forward to going to the beaches on all the days that the tourists won’t be there.
Going to have the most amazing places within an hour or so from home, but I know from having been a tourist that bank holidays, july and August will be no go.
Can’t wait

The place underneath the Dunes is a restaurant called The Summer House its only open till 11pm, the Watering Hole is open till midnight and owned by the same people who own The Summer House. It gets busy yes but its hardly a hard man pub. I don't know, maybe I am comparing it to where I live but when ever I go in there its just surfer dudes, students and families. Its the sort of place I might go every now and then but I cant see us spending a lot of time in there.

Truro is also on our radar and we visited there last year to look around but lack of beach means its lower down the list and not really got a village feel more of a larger town. Will look at the other 2 places thanks.

Yeah, Bob Job, been there for ever. Doesn’t take any nonsense but it can get hairy in the summer.

Winter is a good time to see these places as many are dead to the point of being a bit depressing. Happy to give some pointers, I know this part of the world like the back of my hand. Just think about what they are like all year round. Good luck with the search.

Currently in Appledore. Spent a night in the motorhome friendly car park (picture there), and now on a site just outside the village. Been down Northam burrows this morning to take the dog for a long walk on a nearly empty beach. Ice cream and now chilling before walking to the pub.

Lovely beach, as some of you have said. That river outlet runs fast though. Had to try and keep Sparky out of that one or he'd end up out to sea

That opposite Pentire?

Been to Perranporth, Constantine, Watergate and Kynance this week.

Off to Holywell tomorrow for the last morning of our break in Cornwall. Hoping to see St Cuthberts cave at low tide. Be rude not too while we’re there.

Looking to buy a B&B in 2 years time so trying to find a good spot.

Yes, they are separated by that river outlet.

Saw a sign for Holywell - it's minutes away.

Crantock is a small place - tight to drive around and the satnav wasn't entirely clear which roads were passable in my GL. One was definitely not. Having said that, I seem to have less of a problem than people with much smaller cars for some reason. They sit and wait for others to pass when there's easily enough room for two.

Crantock has a 2.1m height restriction for the main car park but there's an upper car park with no such restriction. With the roof box on mine, I'm at 2.32m.

yes it's usually ok even after mid day,

and if for some reason you can't get in the main car park for Crantock, just carry on up the road a bit further and you'll find several more car parks at the end of west Pentire road, (one I think is at the back of Bowgie inn) and another just around the corner used for Polly joke beach.
