Anyone have an idea what I should be paying for a replacement roof on a 3 bed semi?

Baton, felt, tiles, flashing/pointing etc needed, scaffolding required and fascias/guttering to be considered.

Cheers,

Baz

Cheers, Looks to be in the right area.. Quote so far has come out at £5900+ Vat, although a second roofer has come and said I'd be nuts to replace the clay tiles for new as they've still got decades left in them.
3rd opinion coming tomorrow, will see what they say!

Crikey highest quote I had for a very similar roof was £3800 inc vat.

Paid £2950 inc vat this was two years ago. I could have got it for less if I had bought materials, scaffolding and paid roofer a day rate.
