What is a realistic life span of a boiler that is serviced annually?

About 5 years if you ask the nobhead I had round to a tenant's house last weekfurious

I'll see what the proper guy says tomorrow...

We've had a Sime HE condensing boiler in our house for approximately 13 years & it's still working ok. Had a few parts replaced but difficult to justify the cost of a replacement while it still works.

Decent brand fitted properly and services should easily see 15-20 years

Manufacturers are only obliged to produce parts for 10 years, but 15 years are taken as a general lifespan.
