as promised a report on the end result, in case anyone looks at this one day in a similar situation...

Alphonso's suggestion worked wonders and I ended up getting 5+ calls from people willing to rent out their space. In the end I went with not the cheapest space, but one in a good location paying £100 a month - hopefully that will turn out to be cheaper than any paint repairs!
