I am posting this question on behalf of someone who is in a bit of a muddle...

The question is below.

I am British and moved to live in Italy four years ago. I want to start a property finding company but under Italian law to do this you need to take an exam (what estate agents here have). It is basically a type of licence allowing you to deal with property sales. Because of language problems it is unlikely that I would be able to do this. I want to find out if I register my company in the UK, paying for registered company address say in London (for paperwork only) and working though from Italy, if I can get away with and avoid this examination. There seem to be plenty of people doing it here who are registered in the UK who I am almost sure do not have this qualification. I would not be an estate agent but someone searching and then linking up the buyer/seller. Any other tips or contacts would be greatly appreciated - also, anyone wanting to invest in property!!!

Under EU Equal Rights Directives, any EU national can work or run a business in any other EU country. However, if they need to have knowledge of local laws in order to be able to operate ina company, they must be able to provew that they have a relevant or equivalent qualification - and, if necesary, take an additional exam or test to provide them with that qualifictaion.

Operating through a company based in a different EU company should not obviate the individuals involved in the company from needing to be appropriately qualified.
