Well i have to admit, ive got a brother who also is in the property business with his own stuff but like for like, if he's not available i'll take care with what needs to be taken care of and vice versa. We're never away at the same given time.
What i do notice is, you get some tenants, none of mine- im fussy, that they make any excuse for you to spend money in the flat, i.e. leaking tap, which probably drips every other hour.

Get on Yell.com and 118 247. People might lose their keys, they won't have access to a printed medium of any sort - but they'll have their mobile phone which means they can either call a 118 service or browse online via 3G.

Kinky, What can i say, You cant please everyone.
Personally, I dont understand why the landlord is being a bit of a prick, personally i would say to the tenant, you cant move when you want but you have to give me a months notice from the next rent day. SIMPLE

Touch wood, Ive had no issues with any of my tenants in nearly 4 years, one bunch have been with me nearly 3 years, like i tell them, you pay a bit more than most properties in this area but its for 2 reasons:
1) THE SERVICE
2) THE QUALITY OF WORK-MENSHIP INSIDE THE PROPERTY

Not that bad as when I have locked myself out I have rung family members who have the spare keys, ok they are close enough to come round but if you have a locksmith number on your keyring which one will you give?
