We did indeed talk about it nick. Your plan sounds great. Good news on the leg they are taking the metal out on the 29th, then i'll have one less excuse for being a cr*p runner thumbup

I've been a member of a jjb before and the set up costs must be crazy. I was thinking something a similar size to the one I go to now. It was a quite weekend so I took the opportunity to pace the place out to get an idea of floor area and count all the machines. I'll use these to try get some idea of figures

Obviously a lot would depend on finance. In terms of lending to business how much do banks expect you to put up as a percentage of the sum required?

love the scoping your local out hehe what must they have thought....

they is a fantastic 2nd hand equipment place in teh states that we're looking at, some of the machines are nearly new and come with warranty, they buy up all the machines from bankrupt health clubs all over the world and there stocks are simply enormous, every machine you have ever seen, 100 running machines in stock at last contact. they offer container export of their goods and they offer combo specials that fill different size containers, you get $20K container all the way to a 40ft container which is about $100k from memory, might be worth looking at low start up costs without finance if poss.

ps - you have not seen crap running until you've seen me in action wink

I go to Bannatynes every lunch, i'm quite frankly astonished that they make any money whatsoever.

I'd imagine there are always 2 reception staff, the old guy caretaker type chap, a member manager, a manager and some other chap. Then there's the 6 or so instructors.

I would guess that's wages of around £150k???

You need 367 off peak members to pay for that alone. Then there's equipment, repairs, pool maintenance, running costs.


I count around 50 cars at lunch, and I go every weekday. No idea how busy evenings are, perhaps i'll count on my way past tonight.

I just can't see where they get all their members from, I suppose there are plenty who have loads of cash and only turn up once a week.

All those fitness instructors are self employed.....everyone else at a gym, bar the area manager will be on really low basics.

As you say, it's a tough business.

I reckon about half of all gym members are dormant...the whole industry would cease to exist if people cancelled when they stop attending!!

I bought an old gym 18 months ago and converted it into offices.

As part of the planning application for change of use (had been a squash club originally) we had to demonstrate that there was no demand for it as a leisure use. In addition to showing that it had been on the market for ages, we had to show that it wasn't viable.

It seemed to be finely balanced between few members at full price, or lots of members at cheaper price. The overall income was the same with both routes, just wasn't enough to make it work.

I should add that the person who had it before was (and is) a well known operator of gyms/ leisure clubs in the area and if he could have made it work he would have.

ran a few gyms many years ago......none made money and even the ones with HUGE capital pushed into them struggle......and if you stick a pool in it, liquid money pit!
