Anyone with local knowledge of Norwood/Selhurst/Thornton Hth

I've been looking for a 2 bed property in the south/south east of london. Ideally need East London Line and line to Victoria too.
I have a fairly limited budget so have focussed on Sydenham, Penge, Anerley, Crystal Palace areas.

Looking at top asking prices of around £180-190k with a view to haggling down from there.

Started looking more towards Norwood Junction as a good station but not too familiar with the area.

Property seems good value but obviously it's not Kensington!

Have seen these two houses and wonder if anyone knows the local areas and could give an opinion on the relative locations and prices - what the local atmosphere is like, esp. after dark.

That second one is a great picture!

The property is on a one way road that is used as a shortcut - it's very narrow at that point with no OSP.
Think there's a mechanics/garage next/ opposite it.... You can see Portland road from standing outside the front door.

Some better houses/ quieter a few roads further down, with more ability to park.
Portland Road is busy main road. Lost of shops- mainly food/ therefore people hanging around?
Not had any problems with the area personally...


Have you looked at some of the Roads around Addiscombe? You could walk to Norwood in 20 mins ish, or tram down to East Croydon/Beckenham Jct and go direct to Victoria..

I lived in Anerley for several years and was quite happy there. I'd not want to move too close to Penge, but towards Crystal Palace was also not bad.

I had a cousin who was in West Norwood and I had to travel through there regularly. Not as nice IMO as CP/Anerley but that was about 5 years ago and things may be different.

the best thing going for the 1st one is Emek Kebab at the bottom of the road. the second one is not a great place, unless you like alot of noise from the trains, buses and general night life of the area.

Both are bad for football fans either parking or general roudeness that goes with them.

Try further down towards Woodside, Ashburton and Addiscoombe. they all have great links via the trams to East Croydon straight to London.

Yes I grew up in the area, actually just a stones throw from the first place on your list, Emeks do great kebabs though.

just to add, this is a nice little Close (used to live in a 2 bed house in this close) Woodside tram stop at end of the close approx 15 mins to Easy Croydon if you time it right. hope the link works http://m.rightmove.co.uk/quickPage.html?page=8&amp...

Thanks - that's really good info! We saw the garage/car yard next to the cottagey house but didn't know the road. I've driven down Portland Road and it looked a bit down at heel but fairly run of the mill south London.

Generally, people have given me the impression that South Norwood (the further up the hill the better) is the area to try for if we can afford it but I can't see any liklihood of a bargain house there - defintely would be a flat especially when you get nearer to CP.

Anerley looks good, especially along Anerley road - going up towards CP - again flats not houses.

Didn't realise Penge was a bit iffy - although the area between Anerley station and Penge West / High Street looks a bit featureless/ maybe a big estate of some kind?

I thought the Selhurst house looked a great buy (and I do like a kebab!) but from the sounds of things the area might not be so great?

Woodside and Addiscombe look nice but I have to have access to an East London Line station to get to Whitechapel as well as a line to Victoria so it just makes those areas seem a little less convenient - it's a case of weighing it up though - nicer places Vs ease of commute.

Nightime returns from the station in winter are an issue with safety in mind.

I know there's some cracking flats in upper Norwood - about a mile or so from Crystal Palace (Beulah Hill) - but the area is so wooded, I'd be a bit concerned about late walks home.
