I know this is very much a how long is a piece of string question, but please bear with me.

We currently have a semi detached town house with a drive that runs along side the house, big enough for 3 decent sized cars, the garage is then set behind the house and runs into the back garden. Behind the garage we have a 8' x 6' shed and behind that is waste land of 8' x 10'.

I have checked the planning portal website and if we were to build a garage extension / workshop, it could be done without planning persmission or building regs providing the build is less than 2.5m tall, it will be against a boundary.

Roughly, how much would we be looking at to have a single skin, with pillars, brick workshop, with a flat roof because of the height restrictions, with a single window and door of 8' x 16' is size cost?

Like I said I appreciate this is a how long is a peice of string question, but in rough numbers are we talking £1k, £5k, £10k...

Edit: Location would be useful wouldn't it... South Lincs / North Cambs.

Bottom 11 results suggest an average of £484 / m2, but they are quite old. This would give a cost of £6k.

I've been looking to get a garage built in Newcastle. One builder quoted £12-£13k & the other £14k... I'm trying to get more quotes as I was expecting/hoping more sub £10k-ish.
