Hello,

Time to start a family so looking to buy our first home smile Was hoping for any pointer of where to look for a cheap house in/around London.

- Budget is £300k (not inc stamp duty)
- Near decent schools
- House not a flat, 2-3 bed with garden. terraced is fine.
- An OK neighborhood with families around, not the kind of place where residents thinks its fine to fly tip onto streets....
- would love to be within a short driving distance of a large green space like Richmond Park

Reason for the Oyster Zone is to keep fares down as commute as can only see them going up for foreseeable future.

Any tips of where to start hunting?

You'll have to be looking at the suburbs, look at Ruislip HA4, you'll have the Met/Piccadilly and Central Line tubes, plus Chiltern Line. You'll only get a "Manor" home semi for £300k though. Loads of parks and Ruislip Woods on your doorstep.

There have been a few victorian terrace houses sold recently in Brockley for £300k but they all needed complete refurbishment. You may find Zone 2 and 3 the best areas to look.

Try Eltham/New Eltham/Sidcup/Bexley and surrounds. Train lines into London Bridge / Charing Cross / Victoria and DLR will take you into Canary Wharf (change at Lewisham). You should be able to get a house meeting your requirements in these areas.
