I'm selling a house, no mortgage, £39,000 so no stamp duty, pretty straightforward. How much should a solicitor charge for this?

I've had a quote for £834, which seems a little excessive for a simple sale. Is that about right?

Seems a little bit on the dear side but you want someone to do it properly and quickly right? Price is not the only factor then. Think my last sale cost about £750 - they weren't cheap either.

The solicitor I'm currently using for a purchase has a calculator for the fees on the website. When I put the details in you have provided, it comes out with £447. Your quote therefore looks a little high.

I think moneysupermarket has a comparison section which you can compare for conveyancing rates. I dion't think there are all that many on there but worth a try.

You could probably find cheaper, but conveyancing prices have gone up recently due to the improvement in the housing market.

Whatever you do, use a recommended local firm and not one of these cheap online outfits, they are cheap for a reason and won't have the local knowledge that is often useful.

Sounds good advice, thanks. I'll give them a call, they are a local firm. And another, just to check they are in the right price range.

For my last 3 or 4 purchases the total legal fees have been about £650ish in total.

£350+vat Solicitor fees, the rest on various searches and disbursements.

I just sold an apartment I was renting out and paid £744 for conveyancing. My solicitor was worth every penny.

No stamp duty, and no mortgage does not make it that much simpler.

I buy and sell regularly, and my solicitor takes me through every piece of paperwork. In my current purchase there are a couple of thinks he's not happy with (lack of gas cert for a new boiler, right of way over a council strip of land plus a few other bits). This is where he does the proper legal work.

Paying the mortgage company, and stamp duty is simply paying the right people

Think mine was about £800 in August, they were very good and my parents used them as well and recommended them - Coates solicitors in Sheffield

Cumbria & Coventry. Bottom end of the market for best returns I think.

Anyway, Solicitor had included mortgage redemption fees and some vague software licence, now both gone so a reasonable £650 inc Vat.

Thanks for the advice.
