My eldest has got an unconditional offer to Loughborough University, She is due to start in September. I'm thinking of buying a house near the university,.

I'm looking for another BTL anyway, and the houses near the university seem relatively cheap, especially compared to what I would fork out for paying her rent for 4 years.

Has anyone got any experience of Loughborough, any recommendations of where is good to buy? I was told by a local estate agent to look at the golden triangle just south of the uni. I don't know much about the town but it seems nice.

Any advice will be greatfully received.

Ex-Lboro student here.

The "Golden Triangle" is most definitely not to the South of the Uni and is most definitely second rate housing stock.

The "Golden Triangle" area is North of Ashby Road in the Storer, Oxford, Leopold, Padget Street area and a couple of streets just to the South of Ashby Road - follow the A512 East from the Uni and it's between there and the town. There's also a bus that runs from that general area to the campus depending on where on campus she is.

Don't however make her go in the house for the first year - halls were good (suggest Royce). I really enjoyed uni there - it's a lovely town for being int' North! (North of Watford Gap)

If you're planing on dumping a bunch of students in there together, beware of the HMO constraints that Charnwood have imposed in some parts of the town. Unless, of course, you're going to buy one of the many 'investment opportunities' that keep cropping up (I wonder why?). Many even come pre-let!

"beirut" was a cheap place when I was there - around Alan Moss Road. It may have improved since then. The vast majority of student houses were in towards town as The Moose says. Quite a few of my mates lived a bit further out along Epinal way and Beacon Road but cant remember what that area was like.

I'd def recommend halls for first year. I only lived out during 2nd and year out - Telford and Whitworth for the rest of my time there.

Best advice you could possibly get IMHO... Ex Lboro here too - halls in the first year makes a huge difference in being able to settle in - it's not just making lots of pals to live it up with, it's the fact it helps to have people close by doing the same course who can all help each other out, and having meals ready that you don't have to cook yourself when you're really in the thick of it!

Totally agree with the halls comments. I stayed in Falkner Eggington for the first and last years of my 5 year course.

Life in the halls in the first year was awesome. She'll miss that if she goes straight into a house.

As for house location, I'd go with the triangle described above, perfect location for both uni and town. I live on Leicester Road and it was a bit of a trek into uni everyday. Kept me fit though.

Hi, one of my student properties is in Loughborough within the "Golden Triangle". I've had it 3 years and brings a fairly good return (11.3%)

As mentioned they are old 1910 - 1920 terraced stock. Many have been modernised and are in fairly good overall condition, others not so.

Charnwood Council now have a rule that only houses with a history of student lettings can be let to students. In other words if you buy a residental private house you have to apply for planning permission to turn it into a student let - you won't get it.

Houses come on the market fairly often, this agent generally have a few for sale

I purchased mine with students already in place and contracts signed for the follwing year.

A 3 bed in the triangle will cost you £125 - 140K with students in and in easy rentable condition and yoy should get £75 - £80 per week per student for 50 weeks.

Thanks for all the tips, really appreciate it. Yep, I was going to send her to halls for the first year anyway, the uni recommend it too, and they say they guarantee a space in the halls for the first year students.

I think the area I was looking at was on Oxford Street and the surrounding areas. You're right, it's not south of the uni.

I will have a look at the HMO rules too. I've already been caught out in a property I own in Hertfordshire, where the HMO rules have changed.
