I have seen my title plan (a while ago) and I have recently seen one of the adjacent field.

However there is an unused (for many years) field access approx 5m wide that is between my garden and the adjacent field that is not shown on either plan nor shown on Promap (presumably as it's covered by trees).

I would like to buy it and assumed it was owned by the farmer who owns the fields behind my house.

However if it isn't shown on any map / title plan, I'm now wondering if he does own it.

Is there another way other than asking to see his deeds ?

Can I view Title Plans online I'm happy to pay IF I can see what I'm buying as I don't want to buy my nor the field's title map.

I have looked on the Land Registry site and it says that no Title Plan for the area is available only a Title Register although it does list the area as under the Farm's Title - is this usual ?

Land Registry website sells details. Whether they would cover your requirements only you can say. Not expensive though.

As above - they say a title plan is not available.

IANAL, however absorb it into your own property. If you sell, make sure it's marked as Adverse Possession. I had this on a strip of land about a metre wide on one side of my property when I bought it in 1998. After 12 years its more or less yours.

Try this. Go to eservices link below.

Click 'map enquiry' (small text link if it is not already on the correct page). Put the postcode but no house number & search. Then on the next page click radio button for 'find properties' to 'on' and set radius to 20m. See what turns up. It's a bit weird the map search thing, but play around with it, it may help.

it's very weird and unreliable. I find you must put in postcode and house number, then you are able to activate the map search and can use your mouse to click on an area of land on the map.

Thanks but that's the one I used.

Ideally I'd like to see a map of the nearby Title Plans

ok. by the way I think I have found the weird problem with the site - you have to zoom in close before it will let you click the 'find properties' radio button. Did you notice you can then move it around the map? and if set to 20m it gives a list further down the screen of nearby registry plans.

I'm also happy to log in and do a map search for you - that's presumably what Muncher's offering too. The Land Reg website seems to be having problems currently though.

I can map all the registered titles free of charge, if you pm me your postcode and house number or title number I can email you a plan showing all the registered titles and their numbers.

Once you have that you can use land registry to get the details of the title you want.

If the land is un registered and unused, incorporate it into your garden, wait many years and claim possessory title

I'd never tried that link before - it's nowhere near as useful as the map search which business users have access to, which does show titles on a large scale OS plan.

Yes it was a Map Search I was expecting to find.

All sorted now thanks to Muncher thumbup

No idea why a Plan isn't shown as available to buy when there is clearly one available.
