Poor hot water flow.

I could do with some help here, please. Recently the hot water in my place has started to be reluctant to come out of any of the taps or showers. It begins to flow with its usual vigour, but after a while the flow slows down to barely a trickle although it does remain hot. Not so much of a problem if you're just washing hands, but a bit inconvenient when you fancy a shower.
Yes, I'm in a hard water area. It's a flat (approx 12 years old?) with two en-suites, one extra toilet and the kitchen, so not a massive amount of hot water demand but every (hot) tap is affected. Cold water remains at good pressure and flow.

Any pointers for an incompetent before calling a bloke in a van? Previous recommendations of popping off the top outlet on the tank and inspecting both pipe and tank outlet for limescale revealed no furring at all - which was almost a disappointment.

No idea what the type of system is labelled for heating the water, but pictures always help! biggrin

You will need to replace the pressure reducing valve it will be furred up with scale.
