We agreed to buy a house over 3 years ago, our offer was accepted via closed bids. The house was part of a will, and being sold by the executors. After our bid was accepted it was discovered the seller didn't have the deeds to the house, so they got a solicitor who tried to sort it out with the land registry and it took so long etc etc.

We were kept waiting and waiting, althroughout this time we were told that the vendor is still selling the house to us, as soon as the legals are sorted. Every few months we would check in and be told of progress. Last time I spoke to estate agent was before christmas and they still said the same. Given we waited so long, we just kept waiting...

Anyway, that was the last i heard until tonight when I see the same estate agent has put the house back onto the market and it's currently under offer. I'm literally gobsmacked!!!!

I'm fuming, is there anything we can do, legally?

That's the way the system goes. Before contracts are signed nothing is certain.

Move on.

Firstly, you must be a very patient person to wait three years for a house. It must be pretty unique.

Secondly, as mentioned above, they have done exactly what I would have advised my clients to do after all that times. Though it's pretty rude that they didn't tell you.

Finally, no, you don't have any comeback.

If you were the beneficiary of the will would you be happy to get a price from three years ago, the executor had a duty to get best value, so do you still want it, nothing to stop you bidding on it

perhaps its back on the market but marked under offer as its you who is lined up? Have you spoken to the EA to clarify?

What price did you offer and whats the price now?

Sounds like a an old house/special property if its not been registered before hence I imagin the reason you wanting to wait for 3 years - so yes I would be annoyed.

You can still make an offer on it now, you can raise a complaint via the EA if you think the EA has done something wrong.

A couple of years back we made an offer (sealed bids to be opened on the day etc) and lost out by a couple of £1k
4 months later we found out it was going to auction within the next few days, agent never contacted us to say.
Estate agents for you.

Markwm As others have said you have no recourse at all however i would be oh so very interested in finding out what the EA says to you!

and bloody hell! you waited 3 years for a house!!

Have you spoken to the agent yet?

Might it be that "you" are the person who is the "under offer" person?
