We are looking at getting a conservatory which will be approx 3.5m x 3.5m square with brick wall about 0.75m high. It is south facing so will need reflective glass to keep the heat down.

Any ideas of what this will cost before we start getting estimates. Anything to watch for, ideas, recommendations etc?

Get ready for the dont do its to flame you. There are lots of anti conservatoryers on here(including me - based on previous experience). Too cold in winter too hot in summer, expensive to heat if you do want to use it in winter etc etc. Personally Id spend the extra on an extension/orangery call it what you will.

I would recommend a lightweight roof system rather than glass or plastic

Adds little to the initial cost but you get an all year round room that does not cook you in summer or freeze you in winter

We changed our conservatory 2 years ago....best investment pound for pound I've done on our house

Have you considered a proper extension with a vaulted ceiling and a few velux's in? Or a flat roofed extension with a lantern? Both will be real, habitable rooms which add value to your house.

Stop !

Do it properly or keep your money in the bank.

I see too many clients that want to demolish their conservatory and achieve additional space that is useable all year round.

You will have guys post here telling you that they use their conservatory all year round. Now imagine yer wife sat there in a duffle coat eating Christmas dinner biggrin

As above, I'd tend to recommend an extension rather than a conservatory.

It's easy enough to add lots of glazing and roof lights / lanterns to make the space light.

We built a conservatory. 11 years ago. Should have put the money towards a proper extension.
