Hi. Had a mucky tennant in a ground floor flat for 9 years but now need to move into the property due to medical mobility reasons. Gave the tennant 9 1/2 weeks notice ( legally only needed 8 weeks) as she had been with us for a long time.The tenancy and notice time have now expired and she is staying put with no sign of moving out. I have offered her assistance ( with my car to transport her stuff) to move out and now she throws the " entitled to peace and quiet " act back at me. I feel best way forward is eviction ( she also owes 2 1/2 months rent) .Can anyone recommend eviction specialist in Edinburgh. Many thanks. Ian

First of all thanks for the advice..."all" the options offered were considered. Good news is she has left , just under a week over notice period with no signs of paying overdue rent(s). She did leave a nice present though...this is the lounge...the rest of the house is the same...what the picture doesn't convey is the smell.....tenants don't you love them!!

Squalor monkey didn't have cash to do full removal so grabbed what they could and bolted.

Looks fine to me. No big visible damage. £100 debris clearout, £50 cleanup. .......NEXT!!
Your comments made me smile! I posted the messy picture as justification to the type of tennant she was. I was VERY relieved when she left without legal wrangling. I had suspected the house was full of junk so had given her authority to leave anything behind as a sweetener to get her to leave. I did get her to sign ( and witnessed) a document saying all goods left would be disposed of.
I have now filled a full size skip with her discarded stuff exposing filth and damage. This was an excecutive let , 3 bed, private garden driveway / conservatory //25 ft kitchen with aga etc in very good area of the city. The days of quick refresh for this property is long gone...your money figures are way off...the skip was £195 , carpets are completely ruined ..£1800 , bedroom paper hanging off walls , half of the ceramic floor tiles in the kitchen are smashed and broken etc etc . I am not exaggerating either ...however we are both very relieved just to have our property back. We are now in our 22 year of landlording with at last count 29 different tenants Had minor bothers as you do but always been ok ( I too remember the £100 reflash & rent days ) and never experience damage & disrespect of our property like this. So busy few months ahead for us but put it down to experience that could have ended a lot worse. Again many thanks for replies and advice. Cheers.
