What's it like? Need to be near the centre of the country in this coming year, moving up from the south coast. Will still need to get to London couple of days a week but have done it from Leicester before and not so bad on the train.

We've found a few houses we like close to Bradgate Park in Cropston. Looks a nice little village and only 20 mins to Leicester according to the AA. Couple of decent looking pubs too in the village.

Any local knowledge or other recommendations in the area?

Thanks for the views. We have friends in anstey and glenfield so are looking to be near them also. Cropston seems an ideal fit so far. thumbup

Have been doing furious house browsing and just came upon this. I love it and have intrepidation in equal measure. Can't believe the price either. Interested in views.

Glenfield is worth a look, though New Parks is a fking armpit, so careful how close you get.
Yep I know. My better half was born on Bonney Road. We lived with her mum last year for 9 months doing palliative care through cancer until she died at home. I had an A45 at the time. Kept me awake some nights

I’m not keen on the area tbh, it’s all ways struck me as a bit flat and open but that’s just me.
Thanks Stuart. Yep I kinda get that. But this is quite a lot under budget, by quite a lot. Would give us a lot to play with. But the area we can't change. Would it kill it for you?

Appreciate the replies and the thoughts and thank you Stuart for taking the time to give your local knowledge, very helpful.

We'd already spotted the house you've linked but my other half has a hate for beams thing going on unfortunately. Personally I quite like it but it's a non starter. I think we are going to look at one in cropston on causeway lane. Looks nice, needs a bit of improvement but nothing major.

By way of an update. We went to see the cropston house last weekend. Looked like it did on the web but the entrance to the house was very tight. Double width driveway but you wouldn't be able to get out of the car. We'd be forever shuffling cars. Would drive me mad so we've had to cross it off the list. Plus if anyone came to visit, absolutely nowhere for them to park.

So, we went back up to look at 2 more today. Went to one on Markfield lane. Huge amounts of land but house needs some work, which is fine with us. However, it's a dormer, ideally we'd want to take the roof off and build the walls up making all square rooms upstairs and completely remodel the first floor.

So a question. It would need planning permission. Any idea of the odds of that in that area?

It’s not in the conservation area so I don’t see a problem with planning permission, in fact there’s been a couple of sizeable developments in the last couple of years.
Small negatives though (and 1 large one)
the A50 is close, so there may be traffic noise
From a snobs view, it’s not really in Newtown, more Fieldhead, so there’s not really a village feel there, but road links are excellent.
And, most importantly, I live about 1/2 mile away!
We spent quite a bit of time there. Didn't notice the noise but it was a Saturday and miserable as sin. Not too fussed about village feel. Newtown looks a bit too far to stagger home from though. Have a couple of builders we've chatted to yesterday. They think 50k, 60k absolute tops to do what we want to do....if we can subject to planning. Hmmmmmmm

small world isn't it. Yep thank you we have, my other half was born in the area but hasn't been back in 30 years...Knows the good and the not so good though as she was born in New Parks. I've been there...ummmm we would prefer a greener area

It still is for sale. We are in direct contact with the owner and have agreed a price. However we have 2 houses to sell so we have agreed to proceed when we are able. He doesn't need to move quickly but equally we can't expect him to take it off the market. He will after we sell one which we are close to so fingers crossed.

As for the noise, we'll just go and shout at the bottom of the garden

Well that worked out well. We agreed a price, all going ahead, not last minute but vendor came back and asked for more money. We've been to see another property on Swithland lane which is nice. We haven't burnt any bridges and I guess the ball is in our court at the moment.

Annoyed though.

it's still not marked as STC - we went to look at another on Swithland Lane on Sat - nice and we could do what we wanted to do to it after we bought....arguably an even better area so I've been told.

Doubt a lower offer will budge him on the other house. Searches are being done according to the EA. Dont understand why it's not marked at least as "under offer"?

I think we've come down on the side of "there will always be another house"

ETA - they claim they have another offer, hence the price request increase - should have made that clear

Swithland lane deal done. Needs an extension but price permits that. Overall happy, lovely area and we get steam trains too
