Hi all,

Mrs G and I have just (3 weeks ago) moved into a rental in York and are about to start house hunting.

We need to start working out what are the nicer areas to check out so thought I'd ask here.

Ideally we'd like to be within 5 miles but could go further out as long as we have easy public/taxi transport into the city for evenings. No commuting to take into account or schools required.

Looking at a village if possible with pub and shop and looking at 3 beds with garden. Max price around £650,000.

We've seen a house online in Acomb that looks interesting - what's that area like?

Naburn is nice, so is Bishopthorpe. I think your rule of 5 miles to town is a good one. Savilles had a nice house in Naburn recently, Copmanthorpe is nice as well. Renting first to check out the lie of the land is a good idea. Welcome to York more importantly. Where are you renting?

Renting in Hungate so I'm literally a 2 minute walk to the Shambles. After living in the middle of nowhere for the last 3 and a half years, living in York is like being a child in the candy store. I love it here!

I did exactly the same when I moved to York, it's a nice way to see the city. My office is in the centre so I get the best of both worlds. You found the good eating places yet?
I’ve found a number of good food places (and drinking) but am sure there are many more to come

The Acomb house is on The Green - no idea about that area. We’re going to be doing research over the coming months so may post up details from time to time to see whether it’s a good road or not.

If it's the modern new build then its too near the busy road for me. The double decker busses will look straight in.

That’s the one! First thing we said looking on Google maps was “wonder how busy that road is”? - I guess you’ve answered that question smile

To be honest, something less on show will be our aim. We’ve got no time pressures.

We are very aware of the flooding issue but thanks for mentioning. We’re going to research any area we like for that.

Forgot to mention, ideally we’d love to build our small house so if anyone knows of possible plots ..... could be a finders fee smile

I'm in Copmanthorpe and have been for a couple of years now, we moved from the Wetherby side of Leeds, it is not the most attractive village but it is a bit of a gem in that it is on all the decent bus routes into town, short drive, cycle to the P&R, lots going on in the community, pub is reasonable as is the curry house.. Bish is nice but it is a bit of a drive through so not for me. I wouldn't want to live in Acomb, not with £600k to spend.

Any of the outlying villages are good spots generally. East of the city is less desireable than the west, south is more desireable than the north, only because of commuter access to the A64 / A1 etc, its nothing to do with the areas. Poppleton is a good shout, I have some friends living there, very community focused. York is continuously reviewing the housebuilding development plan (SHLAA), so areas like Haxby, Strensall, Wiggington are earmarked for a shed load of housing. If you are looking for city living the HQ development might be ideal as it is just about to start.

If you want to get somewhere special you really need to be speaking to the right agents and looking at buying off market. All the good stuff sells before it gets to the web, trust me, it is how it works here.

If you want to build your own (or get a contractor to build for you) then you will struggle to find any land worth having without paying a huge premium as every man with a van and a spade is in the property game. Welcome to York.

Cheers soofsayer, really helpful post.

We’ve moved up from South Lincolnshire and before that were in Poole, Dorset where we built our own house - so I know what plot finding is like!

We will start to make contact with agents in the next week so all this information is really invaluable. I suppose it will be obvious from RightMove which agents I should target but any suggestions are welcome.

It’s funny, I’ve only been here for three weeks and it already feels like home!

Thanks guys - again, really appreciate the information.

We’ve done a fair bit of driving around over the last few days and have to say that we THINK that we prefer south and west of the city rather than north. Still to check out the East side.

We really like Escrick and Naburn which had the right feel for us as well as Poppleton/Upper Poppleton and Acomb.

We liked a few other places including Appleton Rowbuck and Bolton Percy but think we’d be happier being closer to the city.

We went for a look at the new house in Acomb (not inside but managed to get into the garden and walk around it) and really quite like it. It has some strange quirks which we’d need to understand further but it’s actually very private once your behind the wall overlooking the green. I agree it’s overpriced, possibly a good buy at £575k!

Now that we’ve got a better understanding of the areas that interest us we will be off to the agents tomorrow (Carter Jonas is one that has been recommended for off market activity) and start active hunting.

Thanks again for all the suggestions which have made our initial scouting a lot easier than it would otherwise have been.

Although Mrs G is originally from Yorkshire, I’m a full on southerner but am feeling right at home thanks to the lovely people I’ve already met both virtually and in the flesh.

That said there have been a number of nice 4 bed detached houses sell for similar amounts closeby.

Right on the doorstep you have a great local called the Sun, an indian and a new soon to open real ale pub, what more could you want? smile

It's easy to get onto the ring rd / A64 / A1 and you can walk into the city in less than 30 mins.

For some reason Acomb has a bit of an image problem, probably to do with being near a rather large local authority housing estate.

We moved up from London in 2004 and couldn't be happier.

Also have a look at Knapton, Rufforth & Hobmoor / Hobgate, all close with some lovely housing stock.

Just thought of another area which I like and you might too - Main St, Bilbrough. That's a bit further out but some great houses and another nice pub.

It is interesting to see there has been no mention of the areas due West, along the A19. I live 10 minutes from Clifton Moor; well under your budget but 5 bed detached and double garage.

Skelton, Overton, Shipton, Tollerton etc etc and all villages along the A19 towards Eaingwold are certainly worth considering also. You may not have the shop you wanted, however Tesco/Aldi at Clifton Moor are so close it shouldn't really matter too much smile

What are you and your missus doing with all your spare time?

I quite like Heworth / Stockton Lane out towards the villages


Not much for sale that way just now - which is a good sign that the area is good imo
