Underbody seal or just Waxoyl?

Recently bought a 5L can of waxoyl to try and address the slight crustiness underneath my 10yr old focus (mainly the subframes). Since then I've seen something called 'underbody seal with added waxoyl' from the same manufacturer, comes in a smaller tin and is brush on only.
Which is best for applying straight to rust, assuming I wire brush the loose stuff?
I've read plenty online about both products so I'm well aware of potential issues etc but can't find a definitive answer to the above

Cheers guys, looks like I'll get myself a tin of the underseal instead then. I'm not looking for perfection but just to delay the inevitable by a couple of years in the most vulnerable areas.
In light of that, what's the consensus on applying direct to rust (assuming loose stuff knocked off)? I'm not really keen on prepping everything to the n'th degree, it'll never be a concours winner!
