I have been offered the opportunity of buying just over 1 acre of land that currently has planning for B1 light industrial use (planning granted for workshop + storage area). The land is in a fantastic position on the edge of town with stunning views overlooking rolling countryside. There is currently 1 small business with land next to the site and will shortly be 1 small office building at the front of the land so it isn't on the edge of a busy industrial park! I would like to build a house on the site (naturally in keeping with other local properties) and access would be via a private drive to the side of the office building. The house would be for me & my family, not to sell on.

I have tried to do some research and have found mention of the relaxation of planning regulations regarding the conversion of light industrial/office to residential planning but this seems to be for existing buildings?

Does anyone have any knowledge, guidance, ideas or advice as to the likely hood of changing the site from B1 to residential use, or the best way to approach the application, in order to build 1 large(ish) property + garden. The site is currently just wasteland and is in East Yorkshire.
