Find me a town/house 1hr from Kenilworth

Big ask
Up to 1 hr south, east or west of Kenilworth.
Small town, pleasant & characterful individual shops/pubs/restaurants not full of charity shops and a population of up to say 15k, decent range of housing stock.
Not full of or planned to be surrounded by new builds
Character house, quite road, non estate, parking 2 cars (garage a bonus) 3+ beds, decent layout/room size, say 140m sq, reasonable size (200m sq ish non overlooked rear garden (open views a bonus) no projects.
Up to £550k, (max more comfortable with £500) preferably edge of town, handy dog walking etc.
Everythings a compromise but you get the general idea.
Help much appreciated on areas etc.
(I wish you could search rightmove by "character" properties)

I've looked around Balsall Common, the bits that don't have HS2 running though the back garden. The one you've listed though has had every last vestige of character ripped out it, Exactly what I was trying to avoid!(+ looks really expensive)

Ahh, yeah, fair enough, I didn't really look at the pictures. It's just somewhere I drive past fairly often so thought of it. A lot of BC not really impacted by HS2, it's more the houses on the Northern border, so worth considering as fits a lot of your other village-type / pubs etc criteria. (+ looks really expensive)

This is about 500m from her house - although in Welford it is hard to be more than 500m from anyone.... 5 bed semi with 2 storey garage/workshop/annexe

You know the prickly feeling on the back of your neck when you realise something is achievable. We spent a lot of time looking around and settled on a lovely little village near Fenny Compton, it had the added bonus of Hs2 going nearby which devalued the house considerably, to the point that we could afford it, once HS2 is done the price should go back up, the line will be far enough away not to bother us.
Whilst it's a small village and not the small town that you're after, there's a nice village community, a couple of really good pubs, a village hall, a school etc.. it's really really quiet too.

Edge of small town where everythings within walking distance, once settled we'd relocate MIL to the area. She doesn't drive and would want to be local, but independent. (no annexes, granny flats etc)
So looking @ pleasant town, nice park, decent range of shops, health care, public transport, friendly people.
The sort of place that people pass the time of day with you while exchange pleasantries.

That Dunnington house isn't isolated really - I'd far rather live there than in Alcester, and it's only 5 mins from the Waitrose in Alcester anyway. Although if you are considering Alcester, Oversley Green is where I'd choose to live and an easy walk into town.

Yes the house is driving the move, although it needs to be a place that'll work for us. Small town or large village with facilities, walking distance to stuff, good public transport links. From your recent posts you're more interested in house than location (as I was when I moved from Kenilworth 8 years ago, when I got divorced). We had our offer accepted on a Kenilworth house back in February, (and accepted an offer on ours) the house would suit us very, very well, we're prepared to wait. However the vendors are struggling to find somewhere, and I can see the whole thing going milky. Nothing that floats our boat locally has come onto the market so considering options.

We viewed the place in Leek Wootton in 2002 before buying our present house, cute but really tiny, a friend also viewed it and reckoned it was haunted!
I do notice it changes hands regularly!

For family reasons the search criteria is restricted to Kenilworth.

Settled on Wilmecote, close enough to SOA/Henley/Alcester to satisfy Mrs PR, good transport connections (M40/A46 Train & Bus)
Ruralish and quiet enough to satisfy me, dog walking and 2 x friendly pubs.
