Just had an offer accepted on a property with future Mrs. Sc0tt, having last owned a property 8 years ago how long has it taken you to complete recently?

Thought I would update this as I go along.

Offer placed Sunday. Draft contracts with me Thursday.

Mortgage application filled in on Saturday and approved subject to valuation which should be done this week.

We have signed the drafts today and they should be back to the solicitor weds. Hoping the searches come back next week.

Glad to hear its all chugging away Scott - did you have a Survey done perchance?
We have discussed a home buyer report but it seems £500 for most of the things I have already looked at. Boiler is 4 years old and certified and the house is 20 years old so nothing should be majorly wrong. Having priced up a “proper” survey we are looking at the best part of a grand which we simply don’t have.

Might be my last update for a while. Awaiting a certificate for some doors installed at the rear but all enquiries have been answered, Mortgage offer is with the conveyancer so I need to print, sign and return so that should be back monday. Effectively my side of the deal has been done in 2 weeks.

It is a wonder why the system is so archaic.

It would make far more sense for the Seller to pay for the searches much like the energy efficiency report so they are ready in place.

Here start the delays. Searches for the buyers property haven't been submitted yet.

I'm supposed to be submitting my notice for my rental next week.

From the sounds of it now the lady at the end of the chain hasnt even returned any paperwork after 5 weeks which is why our sellers haven’t done the searches.

In for the long haul.

Advised my solicitor not to worry about the FENSA and to get the buyer to provide it by completion.

I'm all done and looking to exchange on Thursday.

Monday our Seller said ...

Hi we have just revived the paperwork back that was outstanding so hopefully now we will be in a position to exchange this week.

So I've spent all day chasing exchange.

Tuesday our Seller said ...

There is still one enquiry outstanding on our purchase that is being chased daily with all information being fed down the chain.
