Almost at the point of booking a roofer to replace the leaking single pitched roof on my garage but having wielded a tape measure at it I have a question. It’s an existing garage built before I bought the house. It’s on the boundary at the end of the garden, accessible by a lane, as per all the other houses on my Victorian terraced Road. From the ground to the top of the coping stones is 2.7m... planning regs say max is 2.5m on the boundary. Of course, I have no info with the deeds regarding previous permission for that garage. Neighbours garages are the same height.

I will contact building control but I hear they take forever to reply round here so in the meantime would be grateful for any views about whether I’m likely to need planning permission, or I’m in for a world of pain and hassle if I raise my head above the parapet and any normal person would just get on and replace it as it’s essentially repairing an existing structure.

Thanks all for the reassuring replies of just get on with it. I was hoping that would be the answer.

And yes building control is the wrong person.
