SWBO was due to do a second viewing on our favourite tomorrow. Just received a call from the EA to say they have accepted an offer. ![cry](/inc/images/cry.gif)

Agents have said that Vendors instructed them to cancel viewing!

king hate estate agents! - Mrs TT called them first thing this morning - they don't have anyone to accompany a viewing until Friday but then we can't book a second viewing until a week on Sat unless we can do Tues or Wed next week. How the f
k am I supposed to get down there mid week. They know our situation.
Bloody HRT are too big to give a crap as they are the biggest EA in the area and rely upon minimal costs and sales by default.

I get that but I think it may have been a mistake to send SWMBO on visits with EA and vendor and not be there myself.
My OH is just "too nice".
Oh, and it doesn't help that the name of the house is her (unusual) maiden name and she is the last of her family with the name and no offspring to carry it on. Apparently its almost fate.

Oh yes. Actually it meets almost every criteria except the wow factor I was hoping for.
Cardiff Commutable
Garage - Large enough and accessible for the Tiv and P5 plus space for tools and equipment
Parking for 2 everday cars off the road and not blocking access by one with the other
Kitchen - large enough and to SWMBO's satisfaction (it just about passes this)
Location - quiet but not too remote
At least 3 beds
Garden for dog but not too big (It fails on being too large but there's a ride on mower so there's PH points in it for me
)
Not needing bathrooms & kitchen to be replaced immediately
On/Under the (much revised) budget.

I know. I feel like its a done deal. Just the price to be agreed. I am under no illusions but I shan't complain as it fills all of the criteria, has a few bonus points and if it doesn't turn out to be all she hoped I'll be able to say "Well you chose it. I wanted the barn conversion" ![hehe](/inc/images/hehe.gif)
There will be a house warming but not the the where you bring a gallon of petrol and a box of matches. Hopefully by the time we arrange that the weather will be warmer and we'll be able to utilise the farmland, sorry, garden. You might need to bring your mountaineering gear though.

After another fruitless search last weekend I am starting to get a bit panicky.
The contract has arrived for the sale of our property and the buyers have arranged their survey. The EA have rung today to say the buyers at the bottom of the chain are due a baby in early May.
I really didn't expect it to take this long to find the right place and it seems there isn't much comimg onto the market.
What is available and suitable seems to have been on the market for a long time as its either over priced (lots of vendors not in a hurry to sell) or needs lots of work doing.
I've tried widening the search area but struggling to find something within reasonable commuting distance, in budget (or slightly over that we can negotiate down)that is even vaguely wowing us.
Are we expecting too much.
I've started to look at the rental market but with a dog, four cars and a house full of stuff to store (or move twice) I'm not having too much luck.
Suggestions on a postcard please?
