Quite an active community too, duck races on the river a few weeks ago, beer festival at sportsman rest a few weeks ago, and apparently the christmas panto in the village hall is always very popular.

Sorry for the delay folks.

It seems the owner decided to play hardball and rejected our offer.

To cut a long story short, we stuck to our guns and the EA persuaded her to accept our offer (allegedly).

Needs work but stuff we can do over time.

Time for a celebratory drink

And then we need to figure out how to pay for it. ;-)

Thanks to all for the help and advice over the last few months and hopefully we can show ourappreciation with a housewarming BBQ in the not too distant future (assuming the residents committee allow such things).

Thanks all.

I'm sure its the end of the beginning but only the beginning of the end. Fingers crossed that all goes smoothly.

We had a celebratory takeaway last night (Wok To Go in Birch Grove is highly recommended if a little expensive -- but you do get good size portions and good quality)

Sorry for bring such fusspots but we're by no means well off and its a hell of a commitment in our eyes.

There is no chain fortunately. Just us and the Vendor as as we've already sold ours and thanks to our landlord we're on a very flexible lease, hopefully we can get this through quickly.

I get the impression that vendor is in a similar situation to us and ants the capital freed up so she can buy herself a place where she's already moved to.

Now we need to start looking at what we do with it and where the money is coming from to do it. Oh yeah, I could get a job ;-)

Once again, we appreciate all of your input and we look forward to meeting you all.

Thanks again and we'll keep you up to date on developments.

Funny you guys should mention that. We had the same conversation with the estate agent.

Once we get in there we'll see how it works for us and then decide.

Hoping we can get in there again next week and spend a bit of time planning what goes where.

Exciting times.

That groovy hippy carpet has already gone as has the bar drinksmash

I think the vendor had decided to begin tarting it up a bit to re-market.

The new carpet is a very boring beige woohoo

The bar is in the garage and I wonder if they will leave it there for me to dispose of. Its very 1970's

I think I'll have to creep in and out in the Tiv as much as possible as the neighbours are all quite elderly. One seemed to think that a Morgan would create equivalent noise levels to the Chim.

Could be interesting driving out of the garage too as the slope up out of the garage is quire steep so will require a few revs drivingbiggrin

I apologised to one of my elderly (late 80's) neighbours at my old house in case the noise of the Tiv in the garage bothered her. She replied, with a big grin on her face " Don't be daft, its one of the few things I can hear clearly these days" earssmile I do miss Iris.

Just off to the Solicitors to drop off some documents and money so we can get the searches underway.

All our paperwork is now with Sols and just waiting on the vendor's sols sending through the contract and the bank doing the valuation survey.

Just a quick update:

Doesn't time fly!

The report from the valuation came through on Monday and was told by bank that the confirmed mortgage offer would hit the Sols within a day or so.

Received a call from Solicitor this afternoon - They received the draft contract through on 10th (last Sat) but hadn't started the searches as the confirmed mortgage offer hadn't arrived. Did I want them to start them?irked

Erm, YES! on the basis I told them to proceed as soon as they got the draft contract and its costing me several hundred quid a week for every week of delay I was annoyed they hadn't. irked

Chased the bank. - Mortgage advisor on hols for two weeks - yes I know - he had given it to his colleague to finalise - Get colleagues number and call him - ask for a call back - still waiting irked

Asked Estate Agent to get me access last week - he was busy so would call me later last week - suggested as the surveyor was going in last Friday he let me know when and I'd go at same time - didn't contact me.
Called EA on Monday - earliest he could get me in is this Friday irked

I'm going to have to breathe down their necks eevery step of the way aren't I?

So 9:00AM tomorrow we shall be there expecting an estate agent. What's the chances he'll turn up. What's the chances he'll be on time?

Been up to the area this evening for a walk around and drive around. All seems quiet.

Might have some piccies tomorrow evening.

Yep, had a good hour there this morning finding all the things that need doing.

Message from mortgage advisor's sidekick saying he'll get the offer out today... or Monday. Oh that would be the one that your colleague promised would go out by last Tuesday then? rolleyes

Met a couple of the neighbours to be while we were up viewing the house. Two of them seemed nice...

Thanks again to Martin for his help and experienced eye being cast over the premises. At least he didn't laugh too much. biggrin

So, apparently, the car port, for which one requires to cross part of a neighbours drive to get into, has no right of access.

Estate Agent said no one will mind so that'll be alright then rolleyes

I have suggested that the vendor tries to negotiate a right of access prior to sale completion which can then be incorporated into the sale and registered on the neighbours' land reg docs.

Call from bank today.The mortgage offer that was being sent over a week ago will be sent today !!!!

They've had some delays due to internal system failures (failure to get off his arse and get the work done?).

The issue is that it needs formalising or if not we then have to make a decision whether we go ahead as is, seek a price reduction or walk away.

The piece of driveway we would need to access for vehicular entrance and egress is about half a cars width. Without that you couldn't get a car to the carport round the side. The car port i almost a garage. Three sides built, plastic roof and open front. The side and back walls are brick turret with concrete block infill. (The sort of concrete blocks with holes in them cast to look like a flower design IYKWIM).

That part of the driveway is already shared between 2 neighbours so it may not be a big step for them to agree to share with a third.

Lets see what the vendor says. Since her family owned the house since it was built they may have a good relationship with the owners immediately next door who I suspect own the drive and the other drive (the owners of whom were the only neighbours who blanked me when we were viewing the other day) probably have a right of way. We can only hope.

Might have been a red herring - Mrs TT just noticed an anomaly on the plans - I called Sols who had received some docs and it appears that the shared driveway is in fact part of the common roadway smile

Access issue resolved but with the docs supplied with the reports there's a copy of an electrician's report done in Feb which highlights a problem (C2) - I asked if its been resolved. Sols suggests I get my own electrical survey to find out what the issue is. Erm, I don't need to. The report the vendor had done in Feb tells me what the problem is. All I need to know is if its been resolved.

I asked this end of last week - Sols wrote to vendor's Sols same day- still waiting on a response.

Also asked if the vendor will let us have a suggested date to work towards for completion in the hope it will focus some minds and I cam think about giving notice on car storage and flat rental etc.

I thought this woman was anxious to progress the sale.

Shall we open a book on the earliest offered date for completion?

Estate agent is a waste of space. I went in when we had the question over the driveway and he was unbelievably dismissive.

The solicitors are communicating by email. She copied me in with the question to vendor's sols.
