I am selling my first house, and would appreciate clarification on dos & don'ts really. When buying a second hand car it is obviously buyer beware, but with houses I understand it is slightly different? Ie you need to report stuff and if not can find yourself in a world of trouble after the sale?

There are a few bits & pieces that need 'tidying' up in the house. Under a couple of radiators where the pipes have gone through the wall the plastering has been damaged and would need fixing up a bit etc. Stuff like that which isn't noticeable on a casual browse but would be noticed if you were cleaning the floor or walking into the room from a certain angle.

Where do I stand on making them aware of it? If they ask I would obviously explain but should I report them or just leave it as fair ware & tare on a house that's 30 years old.

You don't have to tell them anything at all, other than answer the written questions honestly which your solicitor will ask you to complete. This only really covers signification problems, not small defects in plasterwork.
