roughly! i know piece of string and all that but say this house as an example to put a ground floor extension into the garden to make a huge kitchen with fancy door out etc - roughly? 30k 50k 100k?

That's pretty much on the money. Did a similar thing in my house though it was 3 years ago now. Knocked down conservatory then knocked out kitchen wall, put up single storey extension (6m x 5m external dimensions) and re-did the kitchen.

some professional will quote £1k per m2.....but dont do it. there are much cheaper options. I built an 80m2 extension myself after getting quotes that were way out of my price range. the whole thing has cost me about 45k (although i am yet to install the kitchen). my advise.....get hands on. Its amazing what you can do yourself, or what favours you can get out of people if you ask around!

Hey we charge a basic £1200 per sq meter of finished floor area .
if you wanted top end finishes or Oak bi-fold doors etc then the price increases to reflect

Whereabouts in the "South", by the way?

We have a 1930s semi refurb project (including total re-wire, re-plumb, knock through + new kitchen, some windows and doors, re-plaster etc) in North Surrey/extreme SW London we're just starting out on...

Starting in 2008 I built a 4 bed / 3 bath bungalow of 190sqm with oak doors, floors etc. . . . . . Not mega high spec but still very nice and did it all for under £100k.
For that I did all the project managing and sourced best deals on all materials and trades my self. I did the internals other than plastering and CH install. I guess it all depends how much you can/will do yourself as was mentioned above.

I did this http://www.pistonheads.com/gassing/topic.asp?h=0&a... which is virtually finished now bar the spare room ensuite and garage ceiling for about 35k to date, I have done a lot myself though and it has taken nearly 18 months.......

Would this figure per square metre idea apply to an extension which went upwards as well? We have an existing single-storey extension which is our kitchen, it's about 4m x 6m. If we were to have it extended up another 2 floors, would it be reasonable to expect it to cost in the region of 24 x 2 x 1500, so 50k or thereabouts?

Assuming no further footings are required, the cost /m2 should be slightly lower. although there will more scaffolding, but still would expect it too be less.

Yes you are correct we price as a guide the square meters x no of floors
ie 10x10=20m2 x3 floors=60m2 for pricing
However the meter price comes down with quantity
