Roof in question (one of 4 in same state):



It’s not a flat roof, but the roof of a flat. A roof survey has been commissioned which shows that the original timber fascias and soffits are end of life, but the roof is in a generally decent state. The plan is to fix the fascias and soffits now, and to plan (and save) towards roof replacement in ~10 years time.

Question 1: should we be getting soffit vents or over fascia vents installed when those are replaced? Is one type better than the other?

Question 2: the roofs need fairly frequent patching work done, and the underlying original felt has pretty much disintegrated. When the whole roof is done (stripped, new membrane & battens, re-tiled) a big part of the cost will be if all new tiles are used. These look (from afar) like concrete tiles to me. Does anyone know if it is practical to try to re-use these tiles, or will they just fall apart on removal? From what little I know about concrete tiles, their lifetime is difficult to judge - people assume they’re finished after 50 years, but some seem to go on much longer.

Hi,

Question 1. Install an over fascia vent and eave tray in combination with rafter roll. Not the best picture but gives you the idea.



They look like a Pantile, perfectly possible they will go again but allow 20% for breakages and cuts. Matching might be an issue, also storage while stripping the roof, they’re a heavy tile.

If they are individual flats, the party wall will need a fire break detail, pretty simple, you can see the orange c sock in the picture, then rockwall slab between battens.

Loft insulation will also need topping up to current required. It’s not that daunting. Ridge will need replacing, by the time you have cleaned them off, it’s more cost effective to replace.

There are a few decent companies around that way, beware the Surrey tax though.

Final question: the over fascia vent and eave detail, is that something that should be done with the fascia/soffit work, or can it wait until the roof is done later? There’s no issue with ventilation in the (cold) roof at the moment, as the pantiles are all open on the heading edge…

No, it can wait . Would take the muck out of the system when you do it with dry hips/ridge .
