As Pistonheads has become my go to sounding board over the years, thought I would gain some advice from people on here regarding a potential opportunity.

Quick run down, in laws have a lot of land, they have had planning approved for a new bungalow on part of their land. The idea originally was obviously to make their land worth more long term, they have no interest in selling the land with or without a built bungalow on, they would only consider selling within the "family". So originally this was for them to build for themselves, then move in, happy days, leaving the other house as more of a guest house!

However, having just had a child, in laws are interested if we would like to build it for ourselves, bit awkward as my wife also has two other siblings, one has stated outright he is not interested, the other lives many miles away, but could see him being "interested" just for the sake of being interested! Its been designed with them in mind. A bungalow will only be allowed on the land due to the location of other bungalows around it.

As for being fair to all their children, the proposed plan is basically to build it, value it, increase in value over build cost = profit, whomever buys the house has to split the profit 3 ways between my wife and her two siblings!

Planning has been approved for what you see, but now we are interested, it's maybe not what we would have designed. We currently live in a new build on an estate 5 miles away. I love the house we live in now, maybe not the location. Always wanted something with more land (see plans for land). We have a 4 bed detached house, never lived in a bungalow, seems a weird way to live. But this may be my only opportunity to realise my dream, and wives dream of building a house!

My concerns are:
-Planning has been approved, what happens if we want to make changes, does the old planning get null and voided?
-Needs another bedroom, maybe a master suite, possibly behind garage location now to overlook pond, but I can't work out a good layout without messing up the rest of the layout
-Do I really want to live in a zinc roofed, white rendered and wood cladded uber new build?
-They reckon build costs will be around £200k, I think more, we could stretch to £300-£350k
-I get on exceptionally well with the in laws, but do I want to be that close!
-It needs a bigger garage, maybe a detached double? with workshop.. planning issues I guess!
-Only been in our house two years, just done the garden, love the house, not the area.

What would you guys do? There isn't a huge rush on this, although they'd like to get a spade in the ground next year!

Plans for all your perusals. What would you change... without going nuts, I mean minor tweaks.

The other side of the hedge is a road, albeit a country lane.

This is Yorkshire, so we don't get much sun anyway.

I am thinking the current garage needs to be a master suite, with big windows overlooking the pond, a mirror of the lounge side of the house if you will. Then detached double garage somewhere! But the current layout would mean you would go through the utility room to the bedroom!
