I just wonder if anyone else have seen this, I have a 68 plate BMW X3 M40i that is just coming up on 3 years old

It was fitted from the factory with "Performance Tyres" not run flats, These tyres are Yokohama Advan Sport V105 not the best but factory.

I notice the other day that despite only having only 15k miles on them they are cracking, not on the sidewall but in the tread channels on the face of the tyre. Both of the fronts (245/45/R20) are the same but the backs are fine.

Any thoughts?

Quite a few posts on here with similar tyre cracking, so not uncommon.
I had the replace the OE Bridgestone tyres on my Mercedes after just over 3 years old due to cracking (they had plenty of tread left).

As with the countless other threads on cracked tyres....these days it's pretty much common across all makes of tyre.

It probably shouldn't happen, but it does. As to what extent of cracking is a serious concern, seems unclear.

Saw a suggestion that it’s happening a lot now due to cars not being used much and the tyres need to run to be worked or they dry out.

Don't see how cars are used any different over the last 15 years or so cracking has been an issue ?

It certainly happens a lot more on here, I'm fed up with reading it every week. Do us all a favour and read down there or do a search.

I managed to get money back off blackcircles for cracking good year tyres, and they pro-rated wear and tear for 5 years I think it was. Tyres were 3 years old so they gave me 2yrs equivalent back. I replaced them with kumho tyres which are now minor cracking and they are only about 18 months old.

I did hear something about parking on a concrete surface can suck the moisture out of the tyre but that seems, errm, unlikely to me, but who knows.

Thanks for the helpful and unhelpful responces, I did talk to Yokohama they were surprised and BMW who unsurprisingly could not give a toss.

Yokohama said if I get them inspected they will give me discount on the tread left against a new pair. But thinking about a pair of Michelin PS4s SUV for it.
