They managed to finish up by 1130 next day, grab some lunch and wait for the keys.
They used 2 wagons as access was a little tight, so they filled one and finished off with the second wagon on completion day

However, we were there for two hours in the end and fell in love with the place. Just hoping the damn purchase goes through as there’s a long way to go still.

Time? Crikey, I’d have been happy with which quarter of the year it was likely to fall in.....What do most people suggest as a sensible completion time?

Were packing ourselves, but the companies have all said they will be here at 8am, they all charge key waiting after 2pm as well.
Ours allowed us to pay a waiver of about 60 quid meaning we had them after 2pm until whenever we needed them. I think it was about £50 an hour! We had them until about 4.30pm in the end so worthwhile. Greendubber said:

Yeh we have been offered that between £60-120. One of them has offered it us for Free to get the job.ChevronB19 said:

I thought ours was going swimmingly until our buyer 'found out' where we had moved to, came round under lockdown and emptied what amounted to a small cardboard box onto our lawn with 6 sheets of tissue paper and some dust sweepings from the kitchen bin screaming at us telling us how we needed to pay him £250 cash, why we didnt clean the freezer out and why we had been trespassing on his property the day of the sale.
Also, why hadn't we left him some Prosecco and a card like he had done to his buyer.
Because you were a c**t through the entire sale. And now youre on my lawn shouting at me to 'Be a f*cking man and come outside'.

It now transpires our "cash" buyer isnt quite that, they just wont need a mortgage...once their sale completes....
And our Vendor, who was buying an "empty" property now cant complete until theyve moved out.....

Its just such a clusterfk this process, it really is.
It now transpires our "cash" buyer isnt quite that, they just wont need a mortgage...once their sale completes....

One of the bidders on our place who was a cash buyer got weeded out when we asked for some type of proof...It now transpires our "cash" buyer isnt quite that, they just wont need a mortgage...once their sale completes....

We've just put our house on the market in South West Birmingham Decent 3 bed semi. It's nothing special but well looked after with nice decor. Rightmove went live on Tuesday evening. 10 viewings booked within 5 working hours on Wednesday we're now up to 18 bookings over today and Saturday. 3rd viewer offered £2.5K over asking 10 minutes after viewing. Cash buyer.
Genuinely shocked at the interest and offers so far.

Well after 3 months of arsing around and telling us they would lend us the 60% (we have had 3 contracts delivered from them) the second bank, Barclays finally refused to lend on the basis of some ancient right of access on the land and valued the property at zero.
We started off as novices so placed our trust in professionals who have just completely messed it up, 10 months on we are utterly sick of it all, but have a lot of useless knowledge on what to and what not to do to buy a property like this. If anyone had advised us correctly at the start we would have gone down a different route and been in by now.
The broker didn't know that banks don't lend on houses with over a certain amount of land with them as they are classed as businesses so that was bank No.1 gone.
The solicitor should have kept his mouth shut about the ancient access right (The Lord of the Manor (if he exists) has a right to hunt in the house and on the garden) then bank 2 would have lent.
So now we've handed it all over to a broker who specialises in these types of property (which is what we should have done in the first place). He doesn't even know if it's viable yet or how much it will cost, but does know it'll take months and not weeks to sort out. So the only good news lately is Rishis stamp duty holiday extension.
Our sellers seller, the onward chain has pulled out, house back on market.
My house is sold, we're still living in it and paying their mortgage.
Neither of us have had a holiday in a year and could really do with a break, but that is impossible too.
Totally and utterly depressed about it and everything else right now.

IIRC your solicitor also acts for your lender. They have a duty to report anything untoward.Otherwise all lenders would need to instruct another solicitor to double check everything, and double the legal costs.
