I don't see why a "are you thinking about selling your house in the near future? If so please contact Frik, a hassle free, ready to buy, house enthusiast" note would upset anyone until you tell them how much you think their house is worth vs how much they do

I don’t understand why the market is still overheated. Anything selling now requiring a mortgage has not a cat in hells chance of completing before 30th of June. Although my LinkedIn feed is full of solicitors complaining about nutty clients with unrealistic expectations.
Best one to date was the purchaser with a valuation date in July, pushing to complete in June..

I have been trying to move for a while now.
i) The mortgage company changed their mind on the place I was hoping to buy due to some cracks in the wall (our surveyor was confident it wasn't progressive subsidence but suggested the vendor lodge an insurance claim just in case so low risk to lender but its their money so whatever)
ii) Buyer of my place (actually second set of buyers) dropped out yesterday. Back on the market today and already one asking price offer, asking price is higher than earlier in the year.
Very little coming to market in the area I am looking to move to so will likely end up in rented, moving to a cheaper area so quite relaxed about it.

Woohoo, offer accepted on the place where they're not moving out until 1 Jan, which possibly means we've paid a bit too much as it's the amount we were going to offer before we found out how long it would be, but st happens.
Now need to drag my heels a bit with the mortgage as the cheaper rate one is only valid for 6 months, so don't want it approved until 1 July, although it's only 0.1% so not the end of the world.
(slightly different system here where you don't arrange the mortgage until after you have an offer accepted, rather than the UK system of getting an approval in principal)

Having had a mortgage valuation survey weeks ago (all ok) our buyers have also instructed a full structural survey or so they told us.
So we've now go a bloke wandering round the fields who says he needs to come into each room but isn't insured to go up ladders and won't be going into the loft.
Hope they got a good price.

Sounds like ours, We accepted an offer on ours in Jan, We had an offer accepted on the place were buying on 14th Feb as well. Finally due to complete next Friday. Offer accepted on the 14th Feb and it's still ongoing

Guy buying ours was a "cash buyer with nothing to sell" turns out he had got something to sell.

Take out an indemnity policy and be done with it. We have just in the past 30 mins exchanged which is lucky as the removers are arriving on Tuesday as that’s the completion date.
I’ve managed to sell 3 properties and buy a lovely home in Devon but it’s taken us 6 months to get to this point. Literally completed on the second sale at 11:30am this morning. Couldn’t have cut it any closer to the wire if we’d tried but I now feel like a massive weight has been lifted off of my shoulders. So much so I may actually sleep tonight.
Been a bit of a nightmare and with hindsight I would never have tried selling 3 and buying 1 simultaneously, and never will again fortunately!

It’s not ‘overheated’ so much as completely on fire right now. There are 1990s levels of over optimism going on. However it seems to be segment specific. A 3 bed semi in Devon is going to be an interesting proposition, but a 1 bed flat in Shorpe, may not be such a hot potato.Best one to date was the purchaser with a valuation date in July, pushing to complete in June..
