Only the road beneath to spoil that. There are some lovely properties along that valley and also N towards Barmouth on the Mawwdach.

Does the road *really* spoil that?

Do people not like sinks? One thing whenever I look at some of these expensive places with a large kitchen.. they'll have 1 small round sink, or maybe 2. if it were me I'd have myself a large balfast sink, maybe with a partition in it.

If I'd dropped nearly 3m on a property in that area I'd prefer not to be above a busy road. Deal-breaker? Maybe, maybe not as in all other respects it's exceptional.

It's odd, isn't it. We put a massive single undermount in our kitchen and it's invaluable for all sorts of stuff.

I thought it looked funny when I typed it - I'm blaming the Doom Bar.
