I grew up in the gardeners/cleaners cottage for this place, and used to play there with the previous owners kids.

Ok, needs a bit of updating, but believe me, it’s amazing and the views are phenomenal (it’s well over 10m above the river by the way, and has never flooded obviously).

Punchy, but cracking place in an area with a real 'village' vibe, with the added bonus iirc of having Kate Beckinsale as a near neighbour...
Barnes is lovely, though can be a bit of a pain getting to the city. Place needs a good amount of work though, new kitchen, bathrooms and decorating which seems tough when you're already 7.25M (excluding taxes) before you've even started making it look that kind of price. Just shows how wild SW london postcode prices are.

It is mental. It could be lovely but to update and actually make the kitchen and bathrooms up to £7m standard, you'd need to remodel internally. Can't imagine anyone spending £7.25m and then wanting to put just another more whizzy kitchen in that space. Instead you'll want a big open plan thing, and doing that will be £££. Bathrooms you could get away with not changing the layout. You'd be easy £500k to £750k of spend. But since you've just dropped more than that on stamp duty buying it, maybe the new owners wouldn't care.

You're right. A mate of mine lives in one of these places in Barnes. In fact, I thought it was his to start with, but it isn't - he's already done the big open plan kitchen thing. Bloke has at least several hundred million in the bank, I reckon (I'm too polite to ask), from selling his interest in a household name business which he jointly founded. That's the sort of people you're selling to in that area. Drop a mill on a refurb, pffff. Drop in the ocean.

Plus I always remember James may saying "people in Barnes think they are in London, but they aren't as they don't have a Tube station" biggrin

And there's also the terrible terrible possibility of bumping into, not Kate Beckinsale, but the flotsam that is Gary Lineker!

Oh, and you're probably under the approach to 27L, and they aren't at 10k feet there!

The Petersham one is about a million times nicer than the Barnes one, for basically the same price.

It's the same size or smaller than it's always been, and there'll be a legion of staff to the point that they're likely acting more like a CEO than an Ops Director.

By coincidence I was only at that house on Tuesday, sweeping the chimney. It is a lovely house. The elderly owners are downsizing.
