Which CRM system?

We're looking to set up a CRM system for a company with 30 staff operating out of 5 rooms. Each staff member meets with a customer in a room for about an hour at a time. We need:

1) Scheduling - which room is free at which time, no double-booked rooms
2) Invoicing/income management - some customers are charged more and also some staff earn more per hour
3) Marketing - track progress of new leads and manage them as they're converted into customers
4) Telephony - when a customer calls, bring up a screen showing their data

We'll need to integrate with some other systems which are built in .Net / MS SQL Server, and there are some specific custom features we'll need to develop with a team of .Net developers.

Customisation is key... There are lot of requirements very specific to this business, and we have .Net developers to put them in place.

Business owners want to build a CRM system from scratch, but will probably accept other suggestions.

What alternatives should we be looking at?

I'd go along with the custom solution idea. If you have lots of features that are specific to the business then you're only going to be try to twist an off-the-shelf solution into what you want, which may end up being a compromise anyway.
