mrs has had her flat valued - winkworth said 380 to get 350, haart said 420 and kfh said 479 to get 450!

cant believe how far apart they are - kfh taking the mickey to get the business or worth a punt?

anyone know kfh do they generally quote high?

Ask them to provide the details of the basis of their vals and see for yourself.

Looks like there's undervaluing to get a quick sale/commission and over valuing to hook you in.

I had positive experiences with KFH. Sold 2 through them & they achieved very close to the asking price.

Can you check recent zoopla sold prices in the area and that should give you an idea?

^^As above! We had 4 valuations done recently before selling and one estate agent summed it up well saying that usually sellers know what the house is worth and have a good idea so go with your gut... If you think £480k is way over the odds then don't waste time and get your hopes up... People will either not come through the door or they'll expect a bargain when they see it dropping £20k every few months or so.

It depends how quick you want to sell too of course.

they reckon the market is crazy at the mo though ( brixton ) although again could just be them bumping it up.

Not particularly recently I'm afraid. The last one was a couple of years ago.
