Not really the right forum I know,
But as there seems to be a lot of petrolheads on here from round the NE of Scotland Id thought Id see if anyone could recomend a good architect / builders to carry out a loft conversion.

Im planning to put a garage on the side of my house to help stop the Stag rusting away to nothing.
I might as well extend the roof over the top as well and increase the living space.
Would mean putting in a set of dormer windows to the front and a new staircase.

Do architects project manage the whole operation from start to finish ? help with planning permission etc.
Anyone done anything similar ? Got any tips ?

Any comments welcome as Im new to this and it's all a bit daunting !

Hi mate!

Im in the building trade myself. To do what your looking to do you will need to employ the services of an arcitect to do your drawings, but you dont have to have them project manage the job. You could leave that upto the building contractor. From my experience the contractor would prefer to project manage it as opposed to getting too involved with the architect.

There are lots of architects out there. You are best to phone around and get some quotes.

And the same applies to the contractor. You wouldn't believe how much prices can differ!

You could give Chap Construction (small works division) a try or Camstruction

My wife is an architect, unfortunately not looking for extra work at the moment though.
You will need an architect to prepare drawings and submit for planning permission. Planning depts can be a pain, but so long as your garage/loft no higher than existing house and window designs etc conventional should be OK. Architect can advise. Once you have planning permission, more drawings needed for building warrant (ie to make sure construction details meet building regs). Same drawings are issued to builders for tender.
Best to get the builder to organise the various trades (ie project manage), but needs someone to keep builder honest, monitor progress and answer inevitable questions that will come up. Can do this yourself or get architect to do it. For big projects worth using a QS to keep tabs on costs, but these guys also have fees so probably not worth it for <£50k project.
